Description/Job Summary

The Appraisal Sales Technician assists regional appraisers in producing high quality appraisals by obtaining and analyzing sales data information and accurately platting legal descriptions for sales and subject properties.

Responsibilities/Duties

Sales Research

  • Searches courthouse records in an assigned territory for farm and rural improved sales
  • Compiles sales data into the appraisal Enterprise sales database
  • Determines adequacy of existing information and the additional data sources needed
  • Analyzes market and neighborhood data, cost information and specialized information for sales
  • Compiles sales data from defined zones and presents data to appraisers for Range of Value for Collateral Evaluations

Legal Documents

  • Reads and understands legal descriptions and units of land measurement to accurately identify the sale or subject property under consideration
  • Plats legal descriptions
  • Reads plat books, uses aerial photographs to locate each sale in the correct township, section, and location within that section
  • Identifies and classifies land area by soil type and land class for sales

Inspection

  • Completes physical inspection of improved sales, if applicable
  • Interviews property owner and/or tenants and determines what to photograph and what content should be included in sales write up 

Administrative Tasks

  • Researches and compiles information from the market and coordinates with appraisers in preparing appraisal reports
  • Prepares reports related to appraisal department activities
  • Administers and maintains records for fee appraisal services

Required Skills

Working knowledge of computers and other technology to increase efficiency and effectiveness

Working knowledge of agriculture

Skill in analyzing complex technical data by using logic and quantitative reasoning

Skill in utilizing time in an efficient and effective manner

Skill in prioritizing assignments to complete work in a timely manner

Oral and written communication skills, sufficient to exchange information effectively with peers, supervisor and customers

Required Qualifications

Bachelor's Degree, preferably in agriculture, business or a related field

Valid driver's license as some travel is required

Preferred location is Mahomet, yet may be negotiated.
